Carl J. Mucciolo, ASA-IFAS, CTA, SCGREA. BrokerPresident
Carl was born and raised in Jersey City, and is a lifelong resident of Hudson County. He prides himself on the intimate knowledge of the region to which he has devoted all his energy and talents. Carl has been a licensed Real Estate Broker since 1978, he is the owner of Hallmark Real Estate Services, of which he has made a successful brokerage and consulting firm. He is a Certified General Real Estate Appraiser since 1992 and holds the Senior Designation from the American Society of Appraisers (ASA). Carl specializes in commercial and residential real estate valuation, tax assessment appeals, condemnation, appraisal, and litigation. He currently serves as the Real Estate Expert for the City of Union City and the Town of West New York.
Carl has served as an instructor for the National Association of Independent Fee Appraisers and has been active in the Real Estate Industry. He has been a New Jersey Certified Tax Assessor since 1992 and has served Hudson County Superior Court as a Condemnation Commissioner since 1997.
Carl holds a Bachelors Degree in Business Management from St. Peter's College. In addition to his real estate involvement, he has strong ties to the community. He has served on the Board of Directors of Liberty Health Care and has served on the Board of Meadowlands Hospital, now Hudson Regional Hospital, for over 20 years. He has served as Chairman of the North Hudson Juvenile Conference Committee since 1999 and has been an active member of the Secaucus Coalition an appointed board tasked with helping to keep our children safe from alcohol, tobacco and drugs.
Married since 1979 and very proud of his three children and two grandsons.

For the last 25 years Claudia has contributed to the incredible transformation of the real estate market in Hudson County. Unprecedented new construction projects and the everlasting flow of new energy that infuses our dynamic economy, created a market with the most diverse forms of real estate. An array of commercial properties, multifamily buildings, businesses, vacant land, and a robust residential market, forged in one of the most populated areas per square mile in the country.
This rich and fast-paced environment has been the foundation for Claudia's proficiency on all segments of the real estate business. Her command of the area and the market has been a confluence of business savvy and her skill to produce optimized analytical data and financial information, key to her clients’ success.
As a real estate investor herself, she has tackled all kinds
of projects, from full renovations, interior design, to project planning, budgeting, and managing, and condo conversion projects. In her professional career she has partaken in hundreds of sales and leasing transactions, as well as property management, gaining the competence to guide her clients to maximize the potential of their properties, and to expand their portfolio with truly profitable assets.
Claudia manages all our sales and leasing operations, oversees due diligence, and processes, and develops marketing and sales strategies to serve our clients with efficiency and effectiveness.
Prior to her work in real estate, Claudia had an early start as an entrepreneur, adventuring in different sectors. She studied business,
and holds a bachelor’s degree in sociology. Out of the realm of business, Claudia is passionate about social issues, she is a world traveler, and enjoys beautiful sunsets while cruising on her motorcycle.
Catherine O'Leary, Salesperson
Born and raised in Jersey City and currently living in Bayonne, Catherine is very familiar with the nuisances of Hudson County. For the past 30 years she has worked in the accounting and finances industry specializing in non-profit and construction accounting. She has been responsible for accounts payable contracts for numerous projects throughout Jersey City, most notably the Liberty Science Center expansion.
On a personal note, Catherine has also managed family owned, residential and small investment properties.
Catherine has joined our team with a deep understanding of the local market, committed to helping our clients make informed decisions about their real estate needs. Her energy, experience and knowledge is a great addition to the Hallmark Team, where customer satisfaction is of the utmost importance.
